February 06 2012 - TAX ON LUXURY HOMES -

This is a tax for those assets whose value housing tax at January 1°, 2012 is greater than one hundred eleven million colones (¢ 111 million), if the taxpayer has held the declaration in previous years (2009-2010-2011) the tax authorities will calculate the amount to pay, otherwise you must include the following information: indicate the value of land, the main building and other facilities. This tax must be paid before January 16 of each year, or you will be obligated to cancel the taxes, fines plus interest.


The Corporate taxes will be as follows:

Active companies will cancel 50% of base salary which is set at ¢360,600.00 (the amount will vary every year) you will have to pay approximately ¢180.300, an amount that must be paid within 30 days of April.
Companies which are inactive must pay a tax of 25% of base salary which is the amount of ¢67,612.50, to be canceled within 30 days of April.

Notaries may dissolve companies where there is a unanimous agreement by the assembly members.


The development of Costa Rican environmental legislation in the last decade has been impressive.

Forest owners now have more options to avoid cutting trees. This is a business model where private participation creates a win-win relationship between conservation and income.

The idea is that private companies offset their carbon emissions through payments to landowners so they do not deforest, but rather to protect the forest. With this the farmers earning an income from vacant land and business brand differentiation, which ultimately will give customers the choice of be socially responsible.

This protection of the flora and fauna has been a primary task for the Government of Costa Rica, through institutions like FONAFIFO. Where the reforestation of properties in which the owners of the land, plant trees, promising not cut them for a certain period of time, in that period of time the government pays a certain amount of money to the landowner for the preservation of the trees . Once this time ends the government, authorize the owner cut the trees, where the owners are able to sell them (example aswood). After that the owners have the option of doing it all over again.

This model is not new the government implements this model of protecting the environment a long time ago; what is new is that companies start to take responsibility by creating private funds.

The agreement allows the landowner to live in the land, develop tourism and have some crops, most importantly, without cutting trees.

Indeed, one of the common denominators of these developments has been to establish limits on property rights and economic freedom in order to protect the environment.


The law, passed by the Congress on August 4th, and recently apply establish financial penalties for the illegal people that stay in the country.

Foreign People must pay a fine of $ 100 per month, that they stay living in Costa Rica without permission due. That law also establishes a fee of $ 25 to foreign when they apply for the first time or renew documents, regarding immigration procedures. The refugees and minors are exempte.
